New Home in Delhi? Clean Your Water Tank First

A brand-new tank is not a clean tank. What construction leaves behind, and why the first clean matters most.

People assume a newly built house comes with a clean water tank. It comes with a new one, which is a different thing entirely.

What is in a new tank

  • Cement and mortar dust — from construction, settling as a fine grey layer
  • Sand and grit — carried in on boots, tools and open lids during the build
  • Metal filings and pipe swarf — from cutting and threading the plumbing
  • Plastic residue and mould release — inside brand-new moulded tanks
  • Site water — tanks are routinely filled during construction for curing and testing, then left standing for months
  • Whatever fell in — lids are rarely fitted until handover

Why the standing water matters most

A tank filled for pressure testing and then left through a Delhi summer is warm, still and lit. By handover it has an established biofilm layer, and biofilm does not rinse out. The first genuine clean of a property’s life is doing more work than any subsequent one.

The move-in sequence

  • Clean the underground sump first — it holds the heaviest construction debris
  • Then the overhead tanks
  • Flush every tap and outlet until the water runs clear
  • Clean or replace tap aerators, which will have caught grit
  • Check every lid is present, sealed and correctly seated
  • Mesh the overflow pipes before the first monsoon

Resale and rental flats too

The same logic applies to any property changing hands. You do not know when it was last cleaned, the seller has no reason to volunteer that it was 2021, and a vacant flat between occupants means months of standing water. Book it in the first week — before the furniture arrives, while access is still easy.

Cost

A typical Delhi builder floor — one 1,000-litre overhead tank plus a share of the building sump — runs ₹899 for the tank and ₹1,500–₹2,200 for the sump, which is usually split between floors. Against the cost of the move itself, it is a rounding error with an outsized effect.
