What societies actually pay, how to compare three vendor quotes fairly, and what an AMC should contain before your RWA signs it.
If you sit on an RWA or AOA committee, water tank cleaning is one of the easiest line items to get wrong — not because it is expensive, but because the three quotes in front of you are rarely for the same scope.

Make the three quotes comparable
Before you compare rupees, force every vendor onto the same scope sheet. Ask each of them, in writing:
- Is cleaning mechanised, or does a person enter the tank?
- Which disinfectant, at what dose per 1,000 litres, and is it food-grade?
- Do you provide before-and-after photographs per tank?
- Is a written service report issued, and does it name each tank?
- Is the invoice GST-compliant against a registered GSTIN?
- What is the total downtime per block, and can it be staggered?
- Is labour insured, and who is liable for a confined-space incident?
In our experience two of the three quotes change once those questions are asked. That is the point of asking them.
What a good AMC contains
An AMC is not just a discount. It should specify the number of rounds a year, the month window for each, the tank inventory by block, the disinfection standard, the documentation the RWA receives, and an escalation contact. Ours also carries a reminder so the committee does not have to track the calendar.
Downtime and resident communication
Plan the round for a weekday morning, notify residents 48 hours ahead, and stagger blocks so no one is dry for more than a couple of hours. We clean the UGR first and the overhead tanks after — the reverse order simply recontaminates what you just paid for.
