What a tank clean actually costs in Delhi, why quotes differ by ₹800 for the same tank, and the four things that move the price.
Ask three cleaners to quote a 1,000-litre Sintex tank in Pitampura and you will get ₹450, ₹899 and ₹1,600. All three are quoting a real job — they are just quoting three different jobs. This guide explains what sits behind each number so you can tell a bargain from a shortcut.

What actually moves the price
Capacity. The single biggest factor. Sludge volume scales with base area, and so does the time spent vacuuming it out. A 2,000-litre tank is not twice the work of a 1,000-litre — it is closer to 1.6× — which is why per-litre rates fall as tanks get bigger.
Access. A tank you can walk up to on a second-floor terrace is a different job from one behind a parapet on a fifth-floor roof with no lift. Carrying a vacuum unit and 30 metres of hose up five flights costs labour, and honest cleaners price it in.
Sludge load. A tank cleaned six months ago has a thin film. A tank last cleaned in 2019 has two inches of silt, rust flakes and biofilm bonded to the walls. The second one needs longer jetting and sometimes a second disinfection pass.
What is included. This is where the ₹450 quotes come from. A bucket, a cloth and a scoop of bleaching powder costs almost nothing to deliver. Vacuum extraction, a 1500 PSI jet, food-grade disinfectant and photo documentation cost real money in equipment and consumables.
Why the cheapest quote usually is not
The ₹400–₹500 end of the market almost always means a worker climbs inside your drinking-water tank in the same clothes he arrived in, scrubs with a brush, and tips in bleaching powder. Three problems with that: it is a confined-space safety risk, it recontaminates the tank, and bleaching powder is not a drinking-water disinfectant at uncontrolled doses.

- Food-grade disinfectant is dosed by tank volume, not by eye
- Before-and-after photos are the only proof the base was actually cleared
- A written price before the crew starts means no on-site renegotiation
Where an AMC beats per-visit pricing
If you are cleaning twice a year anyway, an annual contract locks the rate, removes the "we found extra sludge" conversation, and adds a reminder so the tank never quietly goes eighteen months. For societies, an AMC also gives the RWA a service report and a GST invoice to file — which matters more than the ₹200 saved per tank.
